When managing a property, we plan for the future, anticipate problems before they arise and offer solutions before there is a crisis. We believe our pro-active management style provides the greatest level of service to the owners. Our philosophy is that we are paid for property management and leasing services; therefore, we do not attempt to make money from other services. In this regard, we have no maintenance and repair people on our payroll. We have entered into contracts with service people and suppliers who, through our large volumes, provide very competitive pricing for goods and services. All invoices are passed through to the projects at cost, without a mark-up. At Devon, we provide management services through direct liaison with the owner. Once the owner has identified his or her management needs, we tailor a package of services to best suit those requirements. We believe it is important to maintain separate trust accounts rather than one trust account where there is commingling of various clients' funds. A separate trust account for each property is maintained. Devon is licensed under the Real Estate Act of British Columbia and is one of the largest full-service property management firms in Victoria, British Columbia. Its office is located at #201 - 2067 Cadboro Bay Road, Victoria, B.C. Devon is a member of BOMA (Building Owners´ & Managers´ Association), PAMA (Professional Association of Managing Agents), the Victoria Real Estate Board and the Apartment Owners' and Property Managers Association of Vancouver Island. The principals of Devon are Mr. Robert Hunter, president, and Mr. Ross Kipp, vice-president. Mr. Hunter has been involved in property management in Victoria for the past 22 years. During this time, Mr. Hunter was chairman of the Rental Housing Council of British Columbia, a director of the Apartment Owners' and Property Managers' Association of Vancouver Island and a recipient of the C.P.R.P.M. (Certified Professional Residential Property Manager) designation from PAMA. Mr. Kipp, a Chartered Accountant, has been involved in the management of Victoria revenue properties for the past 17 years. During this time, Mr. Kipp was president of the Victoria Chartered Accountants Association and president of the Apartment Owners and Property Managers' Association of Vancouver Island. In addition to the individuals introduced above, Devon employs the following full-time personnel: - six property managers in the field - six accounting staff - fully staffed rentals department - various secretaries and support staff Devon has two management divisions: residential apartment management and commercial building management. Devon's apartment division is headed by its senior property manager, Alexandra Creighton. She has the CPRPM designation from PAMA and is licensed under the Real Estate Act of British Columbia. Ms. Creighton has 20 years experience in the industry and has managed all types of residential properties. There are three property managers who report to her, each of whom is licensed under the Real Estate Act of British Columbia. Devon´s commercial division is headed by its commercial property manager, Mr. Ken Franks. He has achieved the following designations: FRI(E) (Fellow of the Real Estate Institute (Executive)); CPM (Certified Property Manager) and RI(BC), awarded in recognition of his completion of the 4-year Urban Land Economics at UBC. He is also the past president for the Victoria chapter of the Real Estate Institute of Canada and has been active in the profession for 25 years. Mr. Franks has extensive background in the management of commercial retail complexes. He spent 10 years managing properties for such companies as Daon Developments and Bentall. This experience includes the management of the day-to-day operation of shopping centres throughout Western Canada including The Hillside Shopping Centre in Victoria.
