The services we offer in the management of commercial properties are as follows:

• Collection of all rents and arrears;
• Leasing of vacant spaces (if required);
• Preparing leases and overseeing their execution;
• Monitoring lease rates and negotiating increases as the market allows;
• Overseeing the day-to-day operation of the property;
• Overseeing the maintenance and janitorial personnel;
• Reviewing and paying from the owner's trust account all expenses relating to the operation of the property;
• Handling tenant inquiries and problems;
• Obtaining quotes and overseeing workmanship on all repairs to the property;
• Preparing monthly operating statements. The monthly operating statements are available no later than the 15th of the following month;
• Preparing year end accounting statements for inclusion in your income tax return (if requested);
• Obtaining mortgage financing (if requested);
• Other functions as agreed.
  
  

Other services which are provided if requested

• Reviewing all property tax assessments and if necessary, representing you at assessment hearings;

• Obtaining plans and quotes for leasehold improvements to the building(s);
